Whether you are a first-time SOS student or a senior officer preparing for a 10-month PCS move, this guide shows you exactly how to find furnished housing near Maxwell AFB, stay inside your reimbursement limits, and get your DTS claim approved the first time.
If you are heading to Maxwell AFB for Squadron Officer School (SOS), Air Command and Staff College (ACSC), or any of the dozens of TDY courses hosted at Air University, you have probably already discovered the frustrating truth: finding quality off-base lodging that will not get your reimbursement denied is harder than it should be.
On-base lodging is limited, waitlists are long, and the rules surrounding off-base reimbursement are confusing at best. This guide cuts through the noise.
Maxwell AFB is an Integrated Lodging Program (ILP) site. If you stay off-base — by choice, or because you are bringing dependents or pets — you will not receive a Non-Availability (Non-A) letter. Without that letter, your lodging reimbursement is capped at $99 per night, plus taxes.
The standard CONUS per diem rate for the Montgomery area is $110 per night, but because Maxwell is an ILP site you can only be reimbursed up to $99 unless you have specific authorization.
The tax advantage: Lodging taxes are reimbursed separately from the nightly rate cap. A property at $99/night plus $12 in taxes is fully reimbursable.
The pet and family exception: SOS is an unaccompanied TDY. Children and pets (other than fish) are not authorized at the Maxwell University Inn. If you bring dependents or pets you are forced off-base — and still bound by the $99/night cap.
Your lodging receipt is the single document that determines whether you get reimbursed or eat the cost of your entire stay. Under the Joint Travel Regulation (JTR) and the DoD Financial Management Regulation, lodging claimed through DTS must be supported by itemized receipts. DFAS reports that more than 70% of improper payments trace back to inadequate or invalid receipts.
Every booking through TDY Direct includes an automatically generated itemized receipt that separates your nightly rate from taxes, shows proof of payment, and carries every field your finance office needs.
Under JTR rules these platforms are classified as “non-conventional lodging” — a category that frequently triggers extra scrutiny, requires justification, and often results in denied claims.

Average rent $1,500/monthAverage monthly rent in Montgomery is roughly $1,300, well within BAH for most officer grades. For SOS students on TDY you want a nightly rate at or below $99.
SOS is an unaccompanied TDY status course, and the University Inn has zero pet rooms — pets other than fish, and children, are not authorized. That forces you off-base while the $99/night cap still applies.
TDY Direct prioritizes pet-friendly and family-capable properties. Pet wear-and-tear is bundled into the nightly lodging rate, so nothing lands on your voucher as a separate, non-reimbursable pet charge.
| Program | Duration | Classification | Payment mechanism | Recommended housing strategy |

SOS is a 5-week TDY course for captains. You pay with your Government Travel Charge Card and file a DTS voucher; your cap is $99/night plus taxes.
ACSC is a 10-month PCS move for majors. Instead of nightly per diem you receive monthly BAH ($2,298/month for O-4 with dependents) plus TLE for your transition window — book a 14-day TLE bridge stay, then a 10-month academic lease at or below your BAH cap.
AWC follows the same strategy at senior field-grade BAH rates ($2,565/month for O-5 and $2,583/month for O-6 with dependents).
You do not have to sacrifice quality to stay within the $99/night cap. TDY Direct was built for TDY students at Maxwell AFB.
Furnished homes priced at or below the cap, itemized receipts, and pet-friendly options — all bookable today.
